Proposed features

In response to community input, Addison Park on Clark has been redesigned to move the higher floors of the building that were originally designed to stand along Clark Street toward the center of the property. This will allow Clark Street to retain much of its current character.

In addition, along Addison Street, a terrace was inserted to set the higher floors further back.

Addison Park on Clark still intends to seek LEED certification by using environmentally-conscious building materials and practices required for certification.

In order to shift the hotel’s higher floors toward the center of the property, the overall footprint of the property was enlarged slightly from approximately 78,000 square feet to approximately 94,000 square feet.

Other features of the development have changed and now include

  • A Hyatt Place Hotel with approximately 165 rooms
  • Residential apartments with 196 rental units
  • 509 parking spaces for residents, retail shoppers and visitors
  • Improved structures for existing businesses, as well as new retail options such as a health club, pharmacy, or grocery store

From the beginning, the development team has been working with the Lakeview community to adapt the project based on neighborhood feedback. The evolution of the development reflects the changes made to address points raised by local officials, community groups and residents. The development team will continue to address practical and viable suggestions offered throughout the process.

The building height has been significantly decreased since the original concept in order to better integrate the development into the existing community. The current proposed height is 57% smaller than originally proposed – from a proposed 245 feet to the building’s current height of 105 feet. The proposed top of the building is only slightly taller than the existing AT&T building at 3532-36 N. Sheffield and is shorter than Wrigley Field’s lights standards

In addition to reducing the height of the buildings, the number of residential units was dramatically reduced from the original proposal of 220. The reduction addresses concerns about density raised by the community.

A traffic study of the proposed development is close to completion and will be released to the public as soon as it is done.
