
Over the last year, M&R Development has been meeting with neighbors, local retailers and community organizations to get feedback and refine the design of Addison Park on Clark. The new proposal is reduced in height, number of units and square footage. Many of the key changes were incorporated in response to feedback received from the community.
Addison Park on Clark is a sustainable building project that will stimulate economic growth, support public transit use, widen pedestrian walkways and provide amenities for neighborhood residents.
The proposed, mixed-use development consists of a hotel, retail outlets and apartment units located along the south side of Addison Street, from Sheffield west to Clark Street and extending south on Clark approximately one block.*
Based on extensive collaboration with area community, neighborhood and business groups, the project design has been refined, down-sized and now includes:
The development would replace all existing uses on the property with new construction, including the removal of several large, asphalt surface parking lots and several billboards.
In order to accommodate the project design, the current zoning for the site, B3-2 and B 3-3, would to be changed to B 3-5. The project will undergo the City of Chicago’s “planned development” process, which requires extensive public involvement and outlines project details into zoning law, including such things as construction materials used, types of retail uses and other specific aspects of the project – all in advance of construction.
Because the project is located in a business district and separated from area residences, it represents a unique opportunity to redevelop the site with limited impact on existing homes.
All upper floors of the project are set back significantly from the perimeter of the building. A base “podium” forms the initial two floors of the project on all sides. The overwhelming experience of persons at street-level will be very similar to existing buildings in the area.
*The two buildings at the corner of Clark & Addison, extending east – “Sports World” and the automotive repair shop – are not part of the project site.
